Contract Policy

Thank you for your interest in renting/leasing from Evergreen Residential Management, Inc. In order to process your application we require the following:

  1. All applications must be filled out in FULL and signed by each applicant.
  2. All persons over the age of 18 that will be living in the home will be screened. NO EXCEPTIONS.
  3. There is a $48.00 screening fee for each applicant. The application fee is NON-REFUNDABLE. NO APPLICATION WILL BE PROCESSED WITHOUT A PROCESSING FEE. Processing fee may be charged to your credit card.
  4. Reliable documentation and telephone numbers for all income sources must be provided. Employment will be verified on all applicants. If self-employed, you will need to supply the last 2 years income tax returns as verification.
  5. Photo I.D. is required (e.g. Drivers license, Military ID)
  6. All residents must be listed on the application.
  7. You must disclose all pets and vehicles of any nature (e.g. boats, recreational vehicles, etc.). No unlicensed or inoperable vehicles permitted at any time.

YOU ARE HEREBY NOTIFIED OF THE FOLLOWING PROCEDURES AND POLICIES:
  1. Qualifying is based on income, credit history, and rental history or ownership.
  2. Applicants must earn a minimum of three (3) times the rent.
  3. A screening will be completed on all applicants.
  4. No deposits will be accepted until the application has been approved.
  5. When approved, the rental agreement must be signed and the security deposit made within ONE business day. The home will remain on the market until we have a signed rental lease and the security deposit has been made. If not signed within the ONE business day, Evergreen Residential has the obligation to the owner to process the next application.
  6. RENT AND SECURITY DEPOSIT MUST BE PAID IN FULL PRIOR TO MOVING IN.
  7. Pets are allowed in some of our homes. Pets must be approved by Evergreen Residential Management. If your pet is allowed, there will be a pet deposit, or pet fee, for each pet even if they are an "outside" pet. Pets must be mature, spade/neutered and NEVER more than two (2) pets. NO PUPPIES, KITTENS, ETC., ALLOWED AT ANYTIME.
